Common issues that come up during the inspection can range from minor ones such as water leaks or termites to costly ones such as roof replacement. Many of the bigger expenses are normal and necessary costs of home ownership. Most roofs last for 20-25 years and can range from $5000-$10,000 to replace. That boils down to $200-$400 a year on average for your eventual roof replacement. 


Other possible replacements include flooring or the heating system. Some structural issues can be harder to fix and I would advise my clients to back out in certain situations. Uneven settling of the building foundation and substantial unevenness in the floors is one of the more costly things to repair.
